In the southern French Alps, at an altitude of 1300 metres and within walking distance of the very charming medieval village of Colmars-les-Alpes with many amenities, you will find this completely renovated chalet in 2009. The chalet is luxuriously finished, fully equipped and has a living area of 280m².

On the ground floor there is a large hall with a toilet and urinal. Furthermore, a very spacious living/dining room with a beautiful fireplace and a kitchen of almost 85m² in total. The very well equipped kitchen with a cooking island with a 90 cm induction hob, a fridge, a freezer, an oven, a microwave, a built-in coffee machine, a dishwasher (all from Siemens) and lots of storage space.

A staircase in the hall leads to the first floor. There you will find a large bedroom with bathroom en suite with bathtub, large walk-in shower, toilet and sauna, a room with a mezzanine which is used as an extra bedroom and a bathroom with shower and toilet.

On the lower floor there are three bedrooms, one of which is used as an extra sitting room, a bathroom with shower, a separate toilet, a garage/workshop, various storage rooms, connection for the washing machine and technical rooms. This floor is accessible through the living room but also has its own entrance from the garden.

From the living room and the hallway you have access to the large wooden terrace which covers three sides of the house. A staircase leads to the garden with many fruit trees.

All bathrooms and the ground floor have underfloor heating. The other rooms are heated by radiators. The house is fully double glazed and connected to the sewerage system.

The area is perfect for hiking and biking. The nearest ski resort with 9 ski lifts is less than 15 minutes away. Ten minutes away is a larger ski resort with 31 ski lifts.
In two hours time you drive to the Mediterranean Sea and you are in Nice or Cagnes-sur-Mer.
